Greetings and welcome to Bright. We’re so glad you’re here!

As appraisers you use the system differently and therefore have different needs. At bright we recognize that and have created a number of resources, just for you.

Let’s first show you where you’ll perform your Searches. From the search menu you'll have access to all of the different property types and a multiple property type search. The multiple property type search allows you to look for property listed across more than one property type. For example residential sale and multi-family. It’s also important to mention that previously, you had access to Realist for tax data. Bright houses property and public record data from many sources bringing all of the information you need into one platform. You have two key methods of accessing public record information.

You can perform a search inside brights public record database or you can access public records right from any listing search. From a listing search, you can click the Public Record icon to open the details in a new tab or window. Or you can change your view to the 360 Agent Property Report. This view can also be printed. If you switch to the Refine button bar, you can also view tax records for selected properties by using the Search Selected For feature.

Bright Search is very similar to what you previously used, it just looks a little different with a different layout and new fields. As previously mentioned Bright recognizes you use the system differently. This is why appraisers find great value in creating their own search screens. From the search menu and under the create your own column we're going to click “my residential search form”. You'll see that right now there's not much here. This screen enables you to build your own search View with only the fields you use. Simply click add for additional fields search for the fields you wish to use and when finished return to the search screen. The biggest change for you, the JSMLS appraiser, is in the print reports. When viewing or printing MLS data you'll now have access to appraiser specific print reports and views.

The first is the Appraiser Report. This report is best used for its basic listing data year built information real estate taxes and remarks as well as the GLA assessor not estimated and the HOA fees and related amenities.
The Public Records/Appraiser One Page (also known as the Appraiser Parcel One-Page) is most loved for its assessment & tax information, and lot & building characteristics, in addition to the basic listing information.
Last but not least we have your 1004 MC reports, available in PDF format.

While these reports are some of the most popular used by appraisers many appraisers still also use agent reports and views like the agent 360 property report, the agent gallery, and the agent one page. The last thing we want to point out is you still have capability for exporting the data out of the MLS for use in other appraisal software such as datamaster. We have a video that will walk you through exporting in Bright as well called “Exporting From Bright Search”.
